Buyers must obtain pre-approval from a mortgage lender, carry hazard (and flood, if needed) insurance naming RNDC as loss payee, meet maximum purchase price and income requirements tied to HOME or HMNI funding, and agree to owner-occupancy throughout the affordability period. Under the program, eligible first-time buyers can receive up to $30,000 in HOME funds or up to $25,000 in Home Means Nevada Initiative (HMNI) funds, structured as an interest-free loan secured by a promissory note and deed of trust in favor of the Nevada Housing Division. The loan has no monthly payment, and if the homeowner occupies the property as a primary residence for 3–10 years (depending on funding source and assistance amount), the DPA is fully forgiven; if the home is sold earlier, the full amount is due back.
