For eligible buyers, NDHFA adds a credit equal to 3% of the first mortgage loan amount at closing—effectively a one-time subsidy that can be applied to required down payment, standard closing costs, and prepaid expenses like escrowed taxes or insurance. Because DCA is reserved for low-income households, applicants must fall under income caps that depend on county and family size, and the property must be a 1–2 unit home where the borrower occupies at least one unit as a primary residence. NDHFA requires that DCA recipients complete a recognized homebuyer education class before closing to improve long-term success and minimize delinquency risk. Program rules specify that DCA cannot be stacked with other down payment assistance offerings, ensuring that borrowers do not over-leverage, and that funds are spread across more households.
